  • GUEST VETTING & REFERENCES:  Exclusive Rentals takes great care in protecting your asset.  We gladly perform background checks on all of our Guest through Internet searches, verifying employment, and checking references.  For us it is not about credit, it is about CHARACTER!  We want to be sure the Guests we select to reserve your home are of the same caliber that anyone would desire to have in their own home.
  • INSPECTIONS: Regular inspection of properties ensures all appliances, lights, fans, windows and locks, etc. function properly.  This inspection will occur after each Guest check out and will also ensure no damage has occurred.
  • INVENTORY:  Exclusive Rentals will take an accurate and detailed inventory of important & specific items in your home (pictures, dishes, linens, towels, furnishings, etc.) This picture inventory will be utilized between each and every guest to verify that all of your belongings remain in your property and remain undamaged. An accurate and detailed inventory is extremely important to ensure you are properly compensated for any missing items or damage incurred to the property.
  • MONTHLY STATEMENTS:  Exclusive Rentals provides property owners with professional monthly statements detailing income and expenses for the specified month. A unique homeowner portal with private password access will allow owners to block off dates, preview current reservations & quarterly reports plus much more.
  • PROPERTY PREPARATION:  Our Team will take the time to prepare your property for each guest,which is a very important aspect of successfully managing property.  We will make sure there is a starter supply of toiletries, paper products and detergents along with a nice welcome gift!
  • GUEST RELATIONS/COMMUNICATION:  Exclusive Rentals takes great pride in the level of service it offers to Guests and Homeowners alike.  We have experience in handling a myriad of situations that can occur, whether it involves the Internet or an annoying smoke detector. Our policy is to have an on call staff member 24/7 in order to provide our guests with a high level of confidence their needs will be addressed quickly and professionally.  Our Homeowners are notified immediately if any issues need to be addressed by them.
  • HOUSEKEEPING SERVICES:  Exclusive Rentals offers professional housekeeping daily, weekly, and at departure. We can also arrange for a hotel style service whereby housekeeping comes daily between 9-11.
  • GUEST CHECK-IN: a professional check-in host or hostess by one of exclusive Team Members handles most check-ins.  Check-in procedures are detailed in our Rental Agreement along with a confirmation email sent to Guests 7 days prior to arrival.  Included in each home is leather bound Instruction Bookdetailing how certain components of the home operates.  Exclusive Rentals makes every attempt to meet each Guest at the property to answer any questions and/or explain any specific information or property features.
  • GUEST CHECK-OUT: Check-out procedures are detailed in our Property Instruction Books along with an email, which is sent to Guests 2 days prior to departure.  Once a Guest departs, a member of Exclusive Rentals will perform a home inspection to ensure that all items remain intact and undamaged.  If damages are discovered, our Team is trained to take photos and immediately report their findings to our Office Manager for further action. Any items missing or damaged are deducted from the security deposit.
  • PROPERTY INSTRUCTION BOOK: Each of our homes has a personalized property instruction book, which includes how to operate each home’s unique components. We include instructions on alarms, pool, TV’s, Internet and much more. This detailed book provides Guests with additional information on how to care for your property, report repairs, maintain the property, make timely payments, leave the property in good condition, necessary access codes, etc.
  • PREVENTATIVE MAINTENANCE:  Exclusive Rentals employs a full time property maintenance supervisor.  Our supervisor tends to routine tasks while guests are visiting as well as preventative maintenance for our homeowners. We want our guests to know from the start that Exclusive Rentals has very high expectations in regards to the condition of the property. Our goal is to prevent major issues from arising. Preventative maintenance would include HVAC filter changing service, water softener salt pellets, carpet & upholstery cleaning, appliance & fireplace checks, battery changes for smoke detectors, caulking, grouting and much more. This approach can prevent major repair issues and costly maintenance.
